MSFT AI lease boom tests Azure payback
Microsoft sits inside a hyperscaler AI buildout that has already signed more than $1.5T in data center leases, with S&P now measuring how much balance-sheet room remains before ratings pressure. Traders are repricing the stock on whether Azure and cloud cash conversion justify that spend, not on whether AI demand exists.
Microsoft is already converting the AI buildout into cash-machine cloud growth. Azure is printing more than $29B per quarter, and Azure grew 43% with Microsoft Cloud up 27%, while the company stays the hyperscaler that funds AI without levering up.
The spend cycle is so large that returns and credit metrics now dominate the thesis. Microsoft is in the cohort with $1.5T-plus of data center lease commitments, and bears frame the datacenter bill as a lease-liability risk unless Azure growth keeps covering the infra tab.
